The Falls Resort is a charming three-star boutique hotel located in the hillside resort area of Manuel Antonio. Surrounded by jungle and lush tropical gardens, the hotel is an oasis of peace and tranquility. The staff of this small 25 room hotel adds to the ambiance with ever welcoming smiles and authentic Costa Rican charm. Hotel amenities include a swimming pool, a restaurant and bar, tropical gardens, and WiFi in some public areas.
The Falls is within walking distance of several shops, restaurants, and even a spa. A quick five-minute drive down the hill will lead you to the beach and national park, but we would not recommend walking there. A local beach bus runs daily on a set schedule or taxis are readily available, so you will never have a problem getting around.
Manuel Antonio offers visitors beautiful beaches and rainforest that is teaming with wildlife. The main beach, Playa Espadilla has golden sand and is backed by palm trees and rolling green jungle covered hills. Manuel Antonio National Park is at the end of the beach, protecting numerous exotic and rare species of wildlife.
Manuel Antonio has become a tourist hot spot not only for the beaches and jungle but also for all of the eco-tourist activities. The El Santuario Canopy Zipline is one of the best zipline courses in Central America and highly recommended for adventurers. Thrill seekers will also love whitewater rafting in the Rio Savegre or canyoning and rappelling down rainforest waterfalls in the nearby mountains. Nature lovers will be thrilled with a safari boat ride at the Damas Island Estuary in search of crocodiles, monkeys, and silky anteaters. Of course, a guided hike through the national park is practically a must if you want to see toucans, monkeys, sloths, iguanas, and much more.
Guests of this small boutique hotel usually love spending time at the hotel as well. The small swimming pool is central in the gardens between the rooms and lobby. Take a dip and then soak in the sun with a refreshing drink on one of the lounge chairs. If you don't fall asleep, you just might see a sloth, a toucan, or a troop of monkeys passing through.
The Falls Garden Restaurant offers a delightful menu of fresh seafood, meats, vegetables, and more. The chef only uses fresh ingredients and Costa Rican fruits and vegetables when available. The menu consists of a fusion of delicious international and Costa Rican cuisine.
All of the rooms at The Falls Resort are tastefully decorated in tropical theme. The rooms offer air-conditioning, cable television, and a mini-fridge. The Standard Room Garden View Rooms are the most affordable but still spacious and comfortable. The Standard Casitas are similar but free-standing, bungalow-style accommodations. Deluxe Rooms are oversized and offer a terrace with garden views. These rooms have a sleeper sofa that can be pulled out for an additional bed. However, there is an extra charge for the use of the pull out bed, and the hotel must be informed in advance so they can prepare it. The Double Queen Suites are oversized and offer two beds. The Garden Double Suite offers beautiful garden views. The Street View Double Queen Suite is not recommended as it is close to the road and can be noisy. The Apartment offers three bedrooms and two bathrooms, an equipped kitchen, and a living room. This room is at the front of the resort, so it does not have the greatest views, but makes up for it with the convenience of an apartment stay.
All in all, The Falls Resort is one of the best values in Manuel Antonio. This hotel has plenty of character, and you'll never forget that you are in Costa Rica. You should not expect big resort amenities or beach access without a drive. You should expect a unique experience, tropical surroundings, warm hospitality, and comfortable rooms.

Our room was in a good location for wild life but it was very basic. I had to request a kettle which the staff got for me. The staff were excellent and good food. I would go there again but have a better room.
In my opinion the best hotel of the trip.
We absolutely loved the staff at The Falls! They have a smaller staff and location, which makes you feel like they really know you and care about your stay. During our 7 day stay, we got the chance to meet everyone and really feel at home away from home. The only "con" is that our bed was pretty firm, which started to affect our backs near the end portion of our stay. I think the beds were fine for 4 nights though. The pool on site and food was great. The location was also very walkable, with short sidewalks nearby (we felt really safe walking, and the road conditions were not a problem at all). The bus was less than a minute walk and is ~$1 for two people to go to the beach one way.

Very lovely little hotel in a fantastic tropical forest setting. Great breakfast. Our rooms were very nicely decorated and we so enjoyed the veranda outside the room that we shared with our friends room. We could sit there at night and play cards and just enjoy the nature surrounding us.

The staff at this hotel was amazing. They know you by name in just a day. Love the animals living on the grounds. Room was not the most clean or comfortable, but we did not spend much time in it anyway. Walkable to beach and local bus was a must.

Staff was wonderful! Welcoming and made you feel like you were guests in their own home. Would definitely stay there again if we went back to Manuel Antonio.

Since the curb appeal set low expectations, we were pleasantly surprised when we walked into the cozy interior with a pool and local flair. The hotel is built around part of the jungle so you see iguanas and other animals at any time. The staff was amazing. They really shined when my sister was feeling ill and they made her special food to help settle her stomach. It is about a 15-minute walk to the beach but there is a bus that runs every 15 minutes if you'd rather ride. The breakfast was one of the best we had!

Doesn't look like much from the front but once you are inside it is very nice. Staff was extremely friendly. Greeted us all with a nice cold tropical drink! Carried our bags and even gave us a to go breakfast since we had to leave early for our flight
This was the hotel I was worried about, and it turned out to be our favorite. We loved the atmosphere and the staff! We ended up doing tours so we weren't there to relax as much as we'd like, but this is definitely somewhere we'd like to revisit.
Staff very friendly, our first casita was tucked back in the corner with poor wifi and far from all amenities after being switched to a close room we were much happier and the wifi worked much better.

Room a bit basic but the gardens and wildlife in and around the hotel made the experience. Wouldn't want more than three days as not much to see after the National Park. Town is not particularly interesting and public beaches looked pretty awful. Avion restaurant nearby for reasonably priced food and bakery.
It didn’t look like much from the street but was lovely! Got to see some monkeys. It was clean, comfy and nicely done! We had dinner here on our last night and feel it was one of the best meals of our trip! The daily staff were great and very friendly! The waiter in the AM was a hard worker! The PM bar tender also very nice! He seemed to enjoy his job and tried keeping guests happy. I would consider staying here again.
This was really the best part of our stay! The Falls Resort is a diamond in the rough! When we first pulled up, I was skeptical, and wondered if what had been presented on the website was not accurate! Once through the front entrance we were very surprised! It makes you feel like you have been transported to a tropical paradise! Very private. The staff there were wonderful! Ramiro- the bartender, and Louis- the waiter, were so wonderful! They helped us with understanding their language and customs, and they made us feel “at home”! It was a much more “relaxed” and “intimate” atmosphere there!
Outward appearances and pool were underwhelming but the staff, service, jungle and apartments were amazing. The staff made us feel like family. The bartender was phenomenal. The food was 5 star. They thought about the kids and were so helpful.

This hotel exceeded my expectations. It is a very pleasant place to stay and the staff were nice.
The hotel was clean and quiet. The gardens were a nice place to go and explore and relax. The staff were always happy to see us and provided the best service.
Oh my goodness, all the other glowing reviews are just absolutely correct. Within minutes of arrival we were in our private cottage-room with hammock and watching monkey and colorful birds and agouti right outside our door. Love the infinity pool with tropical flowers falling into it from surrounding jungle gardens every now and then. Happy hour drink special fun :). The food here was quite good - solid. The breakfast was tied for best in trip because you got part of it made to order.
Just a great hotel. Since we had plenty of outside activities planned we did not need a resort type hotel here.
All the monkeys and inguanas, etc at the hotel made this very memorable.
Wifi didn't work very well in the room, though I was on the far end of the resort. Worked fine just outside of my room, which was fine since it was lovely.
Also, I *loved* that there was wildlife living in the resort area. Tons of iguanas during the day, and even some agouti wandering around.

As you may be aware the first room was not smelling so good. We called PTW and you made contact with the staff. They were great about getting us into a temporary room. We went back to the room next to the original and no smells. I do believe there was an issue with the first room and the staff took appropriate action. Overall pleased with the experience. The restaurant was great for a smaller establishment. We ate there 4 out of 5 nights. Overall very pleased.

Excellent accommodations!! Pool and waterfall much smaller than pictures on internet. Beautiful grounds with excellent plant identifier markers. Howlers and squirrel monkeys, iguanas and butterflies galore. Loved it! Loved the staff

Hard to get to the rooms at the back of the resort. Staff was 1/2 good and 1/2 not so good. Breakfast was good, partial buffet. A shuttle service to Manual Antonio or Quespos would have been better vs. the local bus.
We had to catch the flight early, the hotel staff was kind enough to pack banana bread for us who didn't want sandwich, sandwich, yummy fruits and juice boxes.
The main bartender, Luiz, makes THE BEST MARGARITAS !! He pointed out the monkeys to us. We saw more wildlife at this resort than we did anywhere in Manuel Antonio !! We had THE BEST and most private room, too. Room #11.
The hotel is very well situated, the staff is lovely and friendly, the breakfasts and other restaurant offerings good. Unfortunately the rooms we were assigned were extremely dark and very musty. Because the light doesn’t reach the rooms, everything was constantly damp with no chance of drying out. The smell in the rooms was unpleasant. We viewed other rooms on the property and would stay there again, but would not return to room 2 or 3. Having said that, the wonderful staff and beautiful gardens and pool did much to mitigate disappointment in the actual rooms.
This hotel is super cool. It doesn't look like much from the street but once inside the gates, its a hidden treasure for sure. The grounds are covered in lush green trees, flowers blooming everywhere and there were so many iguanas and lizards running around. You could literally turn in any direction and see natural wildlife everywhere! The pool was kind of small but we didn't mind making some new friends. Wild macaws were flying overhead and the beach was just a quick 15 minute walk down a hill so we definitely burned off a lot of calories walking back and forth! The overall experience here was great and I would recommend this hotel to anyone! Lots of options for dining within walking distance!
It was nice to end the trip with the most luxurious of the three lodgings. I saw my only toucan for the trip while floating in the pool. We became fond of the resident lizards.
This hotel is right next to another hotel (Selina Manuel Antonio) that had loud music and people partying. Some nights we did not sleep well with people yelling and the loud music next to our room. Perhaps this place would be better for young party people who stay up late or out all night.

I was really disappointed and would not recommend this hotel. There were a number of problems with the room. When you enter the light switch is not near the door. You have to walk in the dark to find the switch. There was no door in the shower, so the bathroom got wet afterwards. You needed a key for the safe rather than a combination lock. Fortunately, I didn't lose the key. I definitely would not make this the default choice.

Hotel was very nice but the mosquitoes would be bothersome at night. I realize, there's not much that can be done about them so my somewhat lower ratings are not a direct reflection of the hotel itself but rather my personal experience while I happened to be there.

Staff was very friendly and helpful, but the restaurant dinner food was overpriced for the quality but their breakfast was good. Location was okay, would have liked to be closer to the beach. No authentic Costa Rican food around/within reasonable distance.

Pool too small for kids and adults to share. Location a bit far for kids to walk to beach (although we did, it was a very busy street). But, absolutely loved the room.

Very nice hotel with a beautiful forest garden. It was clearly on the "afternoon path" of monkeys, two different kinds stopped by while we were there to prey on the coconuts and to hang out. It was amazing how close they were, and to be able to watch them from our pool chairs. We also saw some interesting animals wandering around under the trees in the morning. Rooms are beautiful and the bus stop is very close, very easy to get down to Manuel Antonio, or simply to walk to a restaurant on the road.
We enjoyed the solitude and peacefulness of the hotel, especially contrasted with the noise and mayhem just outside the door! Felt like we were in the middle of the jungle -- and we were visited by a troupe of several dozen monkeys one evening! The cabin was quiet and peaceful, with good storage space for clothes.
Second favorite place to stay of our trip. Well located.
It was very disappointing to be located across the street from the ocean view hotels with no view of the ocean.
This was the best hotel. Truly a hidden gem. The grounds were spectacular. The staff was so helpful. The food was amazing especially the fresh fish. I want to redo my bedroom at home like the bath and room at this hotel as it was so comfortable, clean and elegant.
We loved the falls resort! Lots of places to relax, had a nice voew of the pool from our patio and had a comfortable hammock to lounge in! Room was very spacious!

And our trip just gets better and better. I LOVE THE FALLS!! WOW!! The staff is amazing! We hated to leave, everything we needed was there but we forced ourselves to explore the area. We always made it back for Happy Hour. We met so many friendly people. And Luis the bartender/chef....IS THE BEST! LOVED THE ROOMS. The food was great.. breakfast was Amazing. I could go on and on. It was hard to leave. We will definitely be back.

Really good to us and treated our kids well. One breakfast server was trying to sell his homemade earrings which I found uncomfortable. Otherwise the service on all levels was great.
The Falls is a really nice final hotel for us. It was our last hotel and it was the nicest. The gardens were full of wildlife and the staff was very cordial and professional. The restaurant was quite good with good prices. The drinks were among the best I've ever had! Fresh fruit pina coladas and margaritas and mojitos! Lots of mint in those awesome mojitos!

Some of the hotel staff were a little cranky. Our dinner waiter was very nice though. The hotel was beautiful, but the staff was definitely the least hospitable of anyone we encountered in Costa Rica.
Manuel Antonio itself was a bit of a disappointment but we were looking at it from having been there 40 years ago. A bit too touristy. The first room they took us too was down in a dark part of the grounds. We asked to be changed to a room higher up and with light, which was done.

Beautiful place with tropical gardens. The beds were comfortable and the breakfast was good. The waiter was very kind and filled my disposable water bottle each morning with ice and water. I thought I needed to buy bottle water because I was nervous about drinking the water there but it was perfectly safe and very good. The only place we were told not to drink the water was Manuel Antonio National Park.
Staff were incredibly friendly. Knew our names and greeted us every morning and night by name which was a nice touch. The staff called out animals when they were around like monkeys and a sloth so that was a great interactions. Definitely made us feel at home on top of a nice and affordable restaurant. Great experience overall.

The Falls was a great hotel. Loved the rooms, in-room massage and pool area.
The Falls Resort was ok. The rest of the family was happy with it but I wasn't totally, probably because we had such posh places before we arrived there, and because I was sick, and it was very hot when we arrived. It's a nice basic place to stay and the front desk staff were super! I thought the gardens would be more open so we could enjoy sitting in them but it is solid jungle. Very beautiful though and we got to see a sloth in the tree up front and monkeys came through so that was fun. It is in a nice location so you can walk to restaurants downtown.
Hotel and pool area was a little shabby and old but we had a great time there.
The hotel staff was very accommodating helping carry luggage up and down steps. We enjoyed the breakfasts and loved that we were able to be entertained by a troop of spider monkeys passing through.
Would have been better if the staff had told us about the service bus outside the hotel, instead they offered to get us a taxi to the beach

Lovely property however cottages were a little dated. Shower in bathroom did not have a door or curtain and water would spray out on floor making for a safety concern. Shower head could not be adjusted for height or direction.
This is a lovely small hotel (thanks Jennifer Delez for the suggestion). The staff was great, especially Luis. We saw a couple of monkeys on the property which was entertaining and unexpected.
The only problem was the hotel representative that met us when we first arrived didn't speak English at all. So getting accommodated for the first night was a little tough. But during the rest of the stay, there was plenty of staff that did speak English. Great food and scenery. Very nice front desk staff.
We loved staying at the Falls. We had a "duplex" casita and again we enjoyed walking around the grounds and watching wildlife from our front porch. The Falls is a small hotel so we were able to get to know some of the other guests and the staff, which was very nice. We LOVED it when the spider monkeys went through the restaurant one morning. We also liked being able to walk to restaurants and a nice gift shop in town.

Great experience. Loved waliking through the resort gardens to our room. I gave an average value rating because it turns out that everything "Costa Lotta " in Costa Rica. As we had our first meal at the Falls restaurant, it was our initial exposure to what we could be xpect to pay for meals throughput our trip.

Another amazing hotel, the open back area with the bar and pool were so nice to just get a drink and relax by after a day of activities. I'm not sure if the Christmas lights are only there in December, but they were a really nice touch that made that spot feel really cozy.
I took a point off from the comfort because the shower didn't have hot water, only warm, and the water pressure wasn't great. Other than that, the place fas fantastic

The staff was definitely the highlight, everyone was very friendly, helpful, and personable. I know Carrie really liked the Belmar; however, The Falls was my favorite hotel. The hotel has a very relaxed atmosphere and in some ways well more like a hostel (shared books, lobby area for hanging out, shared DVDs, etc.). Additionally, the The Falls provides high quality but decently priced meals but it also within walking distance of most of the restaurants in the area (which provide a view of the ocean). All in all, we really enjoyed our stay and could've spent more time here.
Excellent hotel! Well appointed and comfortable rooms. Nice touch the infinity pool. Good service and decent menu variety at the restaurant and bar. Very helpful the reception staff. Very good location to get to the beach by public bus right outside the hotel and for restaurants and shopping at walking distance
The hotel and grounds were lush and beautiful! We really enjoyed the rainforest feel and all the lizards and monkeys!
Could use a coffee pot and clock in each room.
Would gladly stay at this hotel again. Amazing to see monkeys camped outside our room, throwing mangoes down onto our hammock. Lots of fun.

We ended up loving the Falls. We started out disappointed as the website indicated everyone had a hammock outside their room but our double queen room did not and was above the restaurant/bar which concerned me. It turned out noise was not an issue at all. I just wished they had a few communal hammocks for those in our rooms.This hotel was truly a community. Everyone talks to each other and the staff could not be nicer. Our kids ended up getting sick and we had to just stay at the hotel for a few days and it as great. They brought our food and drinks to the pool, made special drinks for the kids and food accommodations for me. we loved that we could walk to restaurants and shops easily which we could not do as easily in our last two hotels.Since it was a more compact hotel, we felt comfortable leaving our sons in the room whole we went to the bar or hung out in the comfy lobby. Wifi was not great in our rooms so we ended up in the lobby more than we usually do but it was fine.We did the mangrove tour with jason and it was perfect for us. loved the monkeys and learning about the changes in the water level, area, etc and eating a typical dinner at a family run restaurant.
Loved the staff. They made us feel like we were at home. We also liked being on the bus line and restaurants nearby.
The staff was nice but did not go out of their way to make you feel welcomed. No phones in the rooms and the air never really cooled the room. The breakfasts were so-so. We only ate dinner once before deciding on other local hotels.
Awesome place. Monies and many other animals right outside out room. Dining staff , Luis, was great.
Note, we had NO wifi in our room. It just doesn't get that far. But we still had a great time. Staff recommended tour and hooked us up with a guide that turned out to be one of the highlights of our vacation.
That was one hard hotel to leave. I loved it. The food was really really good. My only critique is the lack of top shelf vodka's at this hotel as well. The ones they use are lower quality and gave my wife heartburn. I don't know what else i can say about this hotel that would be a critique......even the person in charge of the landscaping was passionate about the animals there and told us he would come get us when he saw any interesting animals out. Best hotel i've ever been to.
Amazing hotel, they should really invest in the front of their property to add some curb appeal!
Restaurant was great for dinner. Room was small. Pull out bed was uncomfortable. Room was clean, and nicely decorated.
We were aware this hotel was not the same caliber as the previous two. It was a bit run down, but you get what you pay for. Overall I was not unhappy with the hotel. It could use a bit of a face lift though.
Beautiful resort. Staff was very helpful making sure my husband got the care he needed. The rooms were nice and cozy and private. Walking distance to the beach. It is a wonderful place.
really lovely gardens. I must say I was somewhat disappointed after we dropped off other guests in lovely water view hotels. But it was easy to get back and forth on the bus. appreciated the pool most of all. so hot here.
would much rather have stayed across the street with an ocean view
Room was a bit small. Staff was wonderful!!!! Jorge personally let me borrow his cell phone charger for 2 days when mine broke and the shops were closed for the weekend.
I must be honest-when we first arrived at The Falls, we were really disappointed. The front entrance looks old and unattractive, and the first room we saw as we entered was an open-air lobby-type room with old, dreary furniture. Our first impression left a lot to be desired, but . . . We grew to love The Falls! The rooms obviously had been updated recently, the staff was super, and the restaurant was fabulous for dinner!
Accommodated an early check-in. Hotel was well situated near restaurants (El Avion had a beautiful view of the coast) and hotel breakfasts were very good. Dinner was very nice in the restaurant. Pool area was very inviting after a day's activities. Hotel was in a travel corridor for a group of squirrel monkeys and the bartender let us know that the group was coming thru and we grabbed our cameras and were entertained for about 30 min. The monkeys cross the road at the front of the hotel along a blue rope suspended over the road. Staff was always very helpful and contributed to a very comfortable stay.

Loved the property - so beautiful! The kids weren't too impressed with the tiny pool, but it sure was refreshing after a day at the beach in the sun - such nice shade in the afternoon. The guy in the office was ready to help at all times, and the guys in the bar/restaurant were wonderful, as well. The room was just fine for 5 people. The restaurant was very good.

This resort was wonderful! I will say that the front view of the resort from the road was not grand, but we were very pleased when we walked inside. The gardens in the resort made you feel much further away than you were. It was nice to have the privacy that the trees offered. Our room was wonderful and very, very comfortable. The furnishings were top-notch, and you can tell the owners invested well in to making the details beautiful. We were most impressed with the evening bartender. We enjoyed visiting with him each day we were there! We had several hours of waiting at the resort on Friday before our shuttle arrived, and he made every point to ensure we were comfortable. He even made sure to come tell us good bye before we left. Wonderful place, just wonderful!

Great hotel. The restaurant is a bit pricey but the food is very good and since there are numerous other restaurants nearby, we ate at the Falls one dinner and out the rest of the time. Breakfasts are great. Luis is exceptional. Our only issue was that our toilet had no pressure and the hotel didn't seem to fix it but it wasn't a huge deal. The grounds are beautiful.
This was by far our favorite. What a gem. It looks like a warehouse from the road, and then PHOOF you are in paradise. We loved our experience there. Beautiful and truly a boutique hotel. Staff was on top of everything, like helping us arrange a deep sea fishing trip.
Not as fancy as Arenal Springs, but just lovely for visiting Manuel Antonio.

We ended up with a room close to the bar, which was somewhat noisy one night. I would have preferred a room further back, but there were none available. Overall, the people in Manual Antonio were not as friendly as the people in Arenal. The hotel staff followed this trend, but they were not a problem at all.

Very convenient location!
This was by far our favorite hotel. I think it also helped that the weather was perfect and we had time to relax at the outside bar/pool area for a while when we arrived.
I could recommend this resort without hesitation because I prefer small, charming places. The 'maitre d' in the bar/restaurant was the most attentive I've ever experienced and I really appreciated his service.
the sofa bed was VERY uncomfortable...but the staff was fantastic and worked to make it okay...please thank them

By far the best of the three hotels!! The picture does not do it justice, it was far prettier than even Arenal Springs. Wi-fi was great. Restaurant was amazing. Their special dinner on Christmas was spectacular. We could have stayed here for two weeks.
