The Falls Resort

Manuel Antonio

Good to Know

Nestled in Manuel Antonio's tropical gardens, The Falls Resort offers a serene, boutique experience with a small pool perfect for wildlife spotting. While shops and restaurants are walkable, the beach and Manuel Antonio National Park are a short five-minute drive away, accessible by bus or taxi. Guests can savor international and Costa Rican cuisine at The Falls Garden Restaurant, returning to air-conditioned rooms equipped with essential comforts after a day of exploration.

Find your own pace in the gardens

At The Falls Resort, a small pool sits among tropical gardens between the rooms and lobby. A swim, a lounge chair and a glance into the trees can become a rewarding afternoon; sloths, toucans or monkeys may pass through the surroundings. The hotel’s hillside setting gives a Manuel Antonio stay a garden-centered rhythm.

Beach outings and garden evenings

Shops, restaurants and a spa are within walking distance, while the beach and entrance to Manuel Antonio National Park are about five minutes away by car. Walking down to the beach is unsafe and involves a substantial hike; use the local beach bus or a taxi instead. The Falls has no direct beach access.

The Falls Garden Restaurant brings fresh seafood, meats and vegetables into international and Costa Rican cooking. Costa Rican fruits and vegetables are used when available. Stay for dinner after a park outing, or let a meal at the hotel round off a day spent largely in the gardens. WiFi is available in select public areas.

A garden base for coast and forest adventures

Playa Espadilla’s golden sand sits below jungle-covered hills and palms, with the national park at the end of the beach. A guided park hike offers chances to look for toucans, monkeys, sloths and iguanas. The Damas Island Estuary brings a different wildlife landscape, with boat outings where crocodiles, monkeys and silky anteaters may be seen.

For a more energetic day, the El Santuario Canopy Zipline, Savegre rafting, canyoning and waterfall rappelling in the nearby mountains offer different ways into the rainforest. Return to the Falls for the quieter pleasures of a smaller hotel: warm hospitality, a pool among the gardens and lounge chairs that invite you to watch the trees as much as the water.

Choose the room location

Standard Garden View Rooms are the spacious, budget-oriented choice, while Standard Casitas are standalone bungalow-style accommodation. Deluxe Rooms are oversized, with a garden-view terrace and a sleeper sofa for another guest. Double Queen Suites have two beds, and the Garden Double Suite has garden views. All rooms have air conditioning, cable television and a mini-fridge for a comfortable return from time outdoors.

The Street View Double Queen Suite is nearer the road and may be noisy, so it is not the recommended choice when quiet is a priority. At the front of the resort, the apartment provides three bedrooms, two bathrooms, a fully equipped kitchen and a living room, but lacks panoramic views. Choose it for space and independence; choose the hotel as a whole for its garden character and smaller scale rather than a large resort’s range of facilities, with beach visits planned as outings.

Highlights to help you choose

  • A small pool among tropical gardens between the rooms and lobby gives the hotel a garden-centered rhythm, with opportunities to spot sloths, toucans and monkeys. Choose it for that boutique atmosphere rather than a large resort’s range of facilities.
  • Shops, restaurants and a spa are walkable, while the beach and park entrance are about five minutes away by car.
  • Walking to the beach is unsafe and involves a substantial hike; use the beach bus or a taxi. There is no direct beach access.
  • The Falls Garden Restaurant serves fresh seafood, meats and vegetables in Costa Rican and international dishes, using Costa Rican fruits and vegetables when available.
  • Choose the layout as well as the view: garden rooms, standalone casitas, oversized Deluxe Rooms with a terrace and sleeper sofa, and two-bed suites suit different parties.
  • The Street View Double Queen Suite is close to the road and may be noisy; it is not the preferred option when quiet is a priority.
  • The front-of-resort apartment has three bedrooms, two bathrooms, a full kitchen and living room, but lacks panoramic views.
  • Air-conditioned rooms with cable TV and mini-fridges make returning from a day outdoors comfortable, while a restaurant, bar and WiFi in select public areas support time on site.
  • El Santuario ziplining, Savegre rafting, waterfall canyoning, Damas wildlife boat trips and guided park walks give you active alternatives to a garden afternoon.

Loved this hotel! Intimate feel and outstanding service. The natural feel of the grounds and all of the wildlife present were amazing. Restaurant serves delicious food and their sangria is so good. My favorite of the places we stayed.

Carrie C.

It didn’t look like much from the street but was lovely! Got to see some monkeys. It was clean, comfy and nicely done! We had dinner here on our last night and feel it was one of the best meals of our trip! The daily staff were great and very friendly! The waiter in the AM was a hard worker! The PM bar tender also very nice! He seemed to enjoy his job and tried keeping guests happy. I would consider staying here again.

This was really the best part of our stay! The Falls Resort is a diamond in the rough! When we first pulled up, I was skeptical, and wondered if what had been presented on the website was not accurate! Once through the front entrance we were very surprised! It makes you feel like you have been transported to a tropical paradise! Very private. The staff there were wonderful! Ramiro- the bartender, and Louis- the waiter, were so wonderful! They helped us with understanding their language and customs, and they made us feel “at home”! It was a much more “relaxed” and “intimate” atmosphere there!

Wonderful staff - love Louis and Roberto.

Outward appearances and pool were underwhelming but the staff, service, jungle and apartments were amazing. The staff made us feel like family. The bartender was phenomenal. The food was 5 star. They thought about the kids and were so helpful.

Charity B.

Great food. A little gem. Don't judge it by the front door!

Tony B.

Great service, a great room, and located close enough to everything we wanted to do. The food at the restaurant was outstanding! We will stay here again as well.

Kathleen O.

The room was beautiful and comfortable-really comfy beds and the restaurant staff and bar staff were so nice!We were very sad leaving!!?

Karen L.

This hotel exceeded my expectations. It is a very pleasant place to stay and the staff were nice.

John J.

The hotel was clean and quiet. The gardens were a nice place to go and explore and relax. The staff were always happy to see us and provided the best service.

Lael H.

Oh my goodness, all the other glowing reviews are just absolutely correct. Within minutes of arrival we were in our private cottage-room with hammock and watching monkey and colorful birds and agouti right outside our door. Love the infinity pool with tropical flowers falling into it from surrounding jungle gardens every now and then. Happy hour drink special fun :). The food here was quite good - solid. The breakfast was tied for best in trip because you got part of it made to order.

Greg C.

Just a great hotel. Since we had plenty of outside activities planned we did not need a resort type hotel here. All the monkeys and inguanas, etc at the hotel made this very memorable.

John D.

Wifi didn't work very well in the room, though I was on the far end of the resort. Worked fine just outside of my room, which was fine since it was lovely. Also, I *loved* that there was wildlife living in the resort area. Tons of iguanas during the day, and even some agouti wandering around.

Alice C.

Although the first view from outside seemed a little disappointing, once you got inside and saw the rooms and the general lush layout you were very pleasingly surprised. I understand why it is called a boutique hotel. The bar and restaurant were both great. Iguanas roaming all over the place (like dogs and cats here in the States - LOL)

Thomas H.

Hotel staff was wonderful !

Ronald H.

Had the only room with no view

Andy B.

Weird lighting over the bathroom sink. Not as nice a reception as at Arenal. Lots of awkward stairs and paths. On-street parking. A bit of a let-down compared to Arenal Springs Resort

Owen K.

As you may be aware the first room was not smelling so good. We called PTW and you made contact with the staff. They were great about getting us into a temporary room. We went back to the room next to the original and no smells. I do believe there was an issue with the first room and the staff took appropriate action. Overall pleased with the experience. The restaurant was great for a smaller establishment. We ate there 4 out of 5 nights. Overall very pleased.

Rob H.

Really great place with lots of wildlife right on the front property.

Barbara H.

My 2nd favourite place. It was like magic once you walk past the office. The grounds are beautiful. We had a secluded cabin at the end of the property; it was perfect. The vegetation and animals made everyday different and entertaining. The cutest visitor was an orange nector fruit bat that ‘hung’ just outside our front door. The staff, especially Louis, was attentive and did whatever they could to make us feel comfortable and relaxed. I would definitely return to this resort.

Ray M.

The entrance could be made to give a better first impression perhaps. We grew to like the hotel but with the exception of Luiz the barman you just got the feeling that the staff didn't want to be there.

Patricia C.

Excellent accommodations!! Pool and waterfall much smaller than pictures on internet. Beautiful grounds with excellent plant identifier markers. Howlers and squirrel monkeys, iguanas and butterflies galore. Loved it! Loved the staff

Dennis C.

The online pictures did not properly portray this property, exaggerating the size of both the swimming pool and the waterfall. It is a beautiful property, nevertheless. All the staff were friendly and helpful. The food was excellent and very fairly priced. I loved the hammock on the front patio.

Diana R.

Great hotel. Loved all the animals on the premises. The staff was very nice.

Margaret P.

Loved this hotel!! Great value, beautiful pool and scenic views.
